Looking for a home for my buyer

I have a lovely couple who is looking for a home in Encinitas or Carlsbad.  They have $200,000 cash and are willing to borrow money from the seller to purchase the rest of the home.  They have been approved by lender up to $475,000 at a 5% interest rate.  If you want to loan the money for the going rate of 4.5% we could spend as much as $500,000.

Want they are looking for in a home:  The most important is the yard.  they want a yard that has potential to eat outside and entertain.  They also like that the kitchen and family room are open to the backyard.    They don’t need an updated home with granite and hardwood floors they are willing to do that work themselves over time.  My client is a teacher and he works at a local resturant in Carlsbad.
